How do estate agents value a property:

When an estate agent values your property they would normally research the local market before visiting you, looking in local property papers and on other estate agents websites to get a feel for the prices of similar properties in your area. When they arrive at your property they would complete an inspection and then ask you what you think your property is worth, if realistic they would market your property at that price. If they think your valuation is unrealistic, based on their research, they would then provide you with an accurate valuation of your property. Remember your property is only worth what someone is prepared to pay for it; valuations may vary because people’s opinions to how much your property is worth may differ.
