You should always make the best of your property, showing clearly the use of each room. For example if it is possible for a bedroom to be used as a double bedroom you should show this by putting a double bed in this room. There is no point just telling people that it is a double bedroom because a potential buyer may doubt what you are telling them.
All rooms should be clutter free. If a buyer is viewing a property and there is clutter, they may think that your property does not offer enough storage space.
Your property should always be in good decorative order and should have the appropriate floor covering in each room. Windows should be clean, hovering and dusting should have been completed. If required have your carpets professionally cleaned. Open windows and spray air fresheners ensuring all curtains and blinds are open to make the rooms as bright and airy as possible.
If it is possible it is always better to leave your pets with friends or family whist your property is being viewed. Not every body like pets and the last thing you want is for a potential buyers being worried about their nervous children instead of concentrating on what your property has to offer.
If you have had any home improvement completed on your property use this as a selling point emphasizing any guarantees that may be left and any certifications that has been issued on the work completed, such as electrical and gas certification.
When showing your property to a potential buyer always be positive about your property and state how much you have enjoyed living there. Always have a good reason for wanting to move and tell your potential buyer how much you will miss not living there any more.
When people are viewing your property they may well ask various questions. Always make sure you know how much your utility bills are, when the bin men collect, what time the post arrives etc.
The outside space to a property is a very important aspect of your property and should not be over looked when you are trying to sell your property. The gardens should be shown off to their full potential with lawns cut and flowerbeds weed free and full of plantation. The paths should be free of obstruction, clean and even. Leaves should be cleared, hedges should be trimmed, and children’s toys should be put away. Patios should be free from obstructions, clean and even. Garages and sheds should be in tidy and clean.
When showing people around your property do not be offended if the say they would need to charge certain aspects of your property, what works for you, may not work for others. |
