Home Information Pack - HIPs Reports:
The Home Information Pack is a set of documents provided by the seller giving important information about the property for sale, such as its energy efficiency, boundary ownership and details of planning permissions. There are compulsory and optional documents within the report.
The law requires that all homes in England & Wales commission a Home Information Pack (HIPs reports) before the property can be marketed. (Scotland and Northern Ireland are currently exempt)
The ehomes-4u website allows you to upload HIPs reports in PDF format. You can either use our HIP provider or order a report from an alternative provider . If you use our provider we will load the report to the site for you, if you use your own provider you load the report yourself.

Unlike most estate agents the report is yours it does not belong to us.

Energy Performance Certificate:
Important information for Landlords: From 1st October 2008, if you are renting out your property, you will need to provide a certificate to any prospective tenant. There is no need to obtain a EPC for an existing tenancy.
Energy Performance Certificates tell home buyers and sellers about a home’s energy efficiency – using A to G ratings.
The certificate is commissioned by the seller (or their agent) and must be created by an accredited Energy Assessor, who will visit the property to collect the relevant data and creates the certificate. This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example).
The Certificates also make recommendations for cost-effective improvements that can be made to help cut the cost of fuel bills and carbon emissions.
