Buying Advice

Ensure that you have talked to the relevant people regarding a mortgage; you know how much money is available to you. Remember to incorporate your deposit, stamp duty and the solicitor’s fee when calculating how much money you have to spend.

Have in mind a solicitor who will be acting for you, phone round to get the best deal.

Take someone with you when viewing a property.

Try to view in daylight. This will help when checking out the outside of the property.

Write down all the questions you have come up with, this may help you to make an informed choice.

Ask about the Sky/Cable facilities in the area.

What’s included in the price, i.e. appliances, curtains etc.

If the property is a flat, ask about the maintenance charges, what it covers i.e. outside areas, cleaning of the hallways.

Visit the property more than once. Gather information on how busy the road is at different times.

Look for areas that may have caused you a problem in the past, i.e. parking, alleyways etc.

When you find a property that you like and are interested in, arrange a second viewing, go at a different time from your first visit and check out things like parking, noisy neighbours and whether your furniture will fit into the property.
